The Selling Process

What Selling Actually Involves

Seven stages, in the order they usually arrive. Each one is a conversation before it is a decision.

  1. 01

    Talk Through Timing and Goals

We start with when you want to move and what the sale needs to do for you. That conversation sets the pace for everything that follows.

  2. 02

Understand What Your Home Is Worth

We look at recent sales of comparable homes nearby alongside your home's condition and features. You get the reasoning behind the figure, not just a number.

  3. 03

    Prepare the Property

We walk the home together and put together a list of what is worth doing before buyers see it. Every item is your call, including who does the work and what it costs.

  4. 04

    Set the Asking Price

We talk through the trade-off between pricing to move quickly and pricing with room to negotiate. The asking price is yours to set, and we revisit it together if the feedback calls for it.

  5. 05

    Photography and Marketing

Once the home is ready it gets photographed, and the listing is written up with the details buyers ask about. We agree on where it will appear and how showings will run before anything goes live.

  6. 06

    Showings and Offers

Showings are scheduled around your household, and offers are read through together — price, terms, financing, timeline and contingencies. You decide which offer, if any, to accept or counter.

  7. 07

    Inspection, Appraisal and Closing

After acceptance, the buyer's inspection and the lender's appraisal usually follow, and requests can come out of both. We work through those requests with you, then keep the paperwork and the closing date moving with the title company and the lender.

Getting Ready

Preparing to List

Most of the work happens before the first showing. These are the five things worth going through, in roughly this order.

  • Declutter and Depersonalise — put away what you do not use day to day, so rooms read as space rather than storage.
  • Handle the Obvious Repairs — the small things a buyer notices: a sticking door, a dripping tap, cracked caulk, a burned-out fixture.
  • Deep Clean — windows, carpets, grout, appliances and the places nobody thinks to look until they are buying.
  • Curb Appeal — porch, walkway, mailbox and front garden. The first seconds of a showing happen outside.
  • Gather Documents — deed, survey, warranties, records of work you have had done, and recent utility bills.

Any repair, staging or improvement decisions — and what they cost — are yours to make. The list above is a starting point for our conversation, not an instruction.

Straight Answers

Questions Sellers Ask

The four that come up in almost every first conversation — answered the way I would answer them across a kitchen table.

  • 1

How Do We Decide the Asking Price?

By looking at recent sales of comparable homes, your home's condition and what buyers are responding to right now. I bring the evidence and the reasoning; the price itself is your decision, and we can revisit it together as the feedback comes in.

  • 2

What if the Appraisal Comes in Low?

An appraisal is the lender's own valuation, and it can land below the agreed price. When that happens there are several ways forward, and who covers what becomes part of the negotiation — I will lay out the options, and your lender is the one who can say what is possible on the financing side.

  • 3

How Long Does a Sale Take?

I will not hand you a number I cannot stand behind, because the pace depends on your price, your home's condition, the season and what buyers are doing. What I can do is tell you what is actually moving things at each stage, and where we stand after every showing and every piece of feedback.

  • 4

What Will I Actually Walk Away With?

Your net depends on your mortgage payoff, closing costs, prorated taxes and anything you agree to cover in repairs or concessions. I can walk you through the line items on my side of the table, but for the figure you rely on, please talk with your lender, accountant or attorney.
