Buying your first home is exciting, but I'll be the first to tell you that it can also come with a lot of questions.

How much money do you really need to save? Should you talk to a lender before looking at houses? How do you know when you've found the right one?

If you've been asking yourself these questions, you're definitely not alone.

Whether you're considering a home in Bloomington, Bedford, or Ellettsville, understanding a few key things before starting your search can make the whole experience feel much less overwhelming.

Here are seven things I encourage first-time buyers to keep in mind.

1. You Don't Necessarily Need a 20% Down Payment

One of the biggest misconceptions about buying a home is that you have to save 20% of the purchase price before you can even begin looking.

That's not always the case.

Depending on your financial situation and the type of mortgage you qualify for, there may be loan options with smaller down payment requirements.

Indiana also has homebuyer assistance programs worth exploring.

For example, the Indiana Housing and Community Development Authority (IHCDA) offers programs that may provide down payment assistance to qualifying buyers. Eligibility requirements, repayment terms, and program availability vary.

You can learn more through the Indiana Housing and Community Development Authority.

My advice? Don't automatically assume homeownership is out of reach because you haven't saved a certain amount. Start by speaking with a qualified lender who can explain your options.

2. Get Pre-Approved Before Falling in Love With a House

It's tempting to start browsing homes online the moment you decide you're ready to buy.

And there's nothing wrong with getting inspired!

But before scheduling serious home tours, I recommend talking with a lender about mortgage pre-approval.

Pre-approval can help you understand your potential borrowing range and identify any financial details that need attention.

More importantly, it gives you a starting point for building a realistic budget.

Just remember that the amount a lender may approve isn't necessarily the amount you'll feel comfortable spending every month.

Your budget should leave room for everyday expenses, savings, and the unexpected costs that sometimes come with owning a home.

A pre-approval is not a final loan guarantee, but it can help you begin your search with more confidence.

3. Think Beyond the Listing Price

When you find a home you love, it's easy to focus on the asking price.

But the true cost of owning a home goes beyond the purchase itself.

Depending on the property, you'll want to consider property taxes, homeowners insurance, utilities, maintenance, potential homeowners association fees, and closing costs.

For example, a home with a beautiful yard might also require more maintenance than a smaller property.

An older home may have the character you've always wanted, but it could also need updates over time.

That doesn't mean you should avoid either option. It simply means you should understand what you're purchasing and how it fits your budget.

A home should feel comfortable financially, not just look perfect in photographs.

4. Explore Different Parts of Southern Indiana

One of the things I enjoy about helping buyers in this area is that there are different communities and property styles to explore.

Bloomington offers access to Indiana University, downtown restaurants, arts and cultural activities, and a variety of residential settings.

Bedford has its own historic character, limestone heritage, and surrounding countryside.

Ellettsville offers a small-town setting with convenient access to Bloomington.

Even if you've already decided on one location, it may be worth exploring what nearby communities have to offer.

Think about your daily commute, your preferred surroundings, the types of homes you're interested in, and how you like to spend your free time.

Sometimes a property you hadn't initially considered turns out to be exactly what you were looking for.

5. Your First Home Doesn't Have to Be Your Forever Home

Here's something I like to remind first-time buyers: your first home doesn't need to check every box on your wish list.

Of course, it's important to know what you want. But it also helps to separate your needs from your preferences.

Maybe you absolutely need a home office, but a completely renovated kitchen would simply be a bonus.

Maybe having an additional bedroom matters more than having a large backyard.

Being flexible about certain features can open up more possibilities while keeping your search focused on what matters most.

The goal is to find a property that supports your current needs and makes sense for your future plans.

6. Never Overlook the Home Inspection

Finding a home that looks beautiful during a showing is one thing. Understanding its condition is another.

That's why a professional home inspection is such an important part of the buying process.

A qualified inspector can evaluate many visible and accessible components of the property, including major systems and structural elements, while also identifying issues that may need further evaluation.

No inspection can uncover every possible problem, but the information can help you make a more informed decision.

Depending on your purchase agreement and the findings, you may have options for requesting repairs, negotiating, seeking additional inspections, or reconsidering the purchase.

Every transaction is different, and understanding your contractual deadlines and protections is important.

Buying a home is a major investment. Taking the time to understand its condition is worth it.

7. You Don't Have to Navigate the Process Alone

There's a lot that happens between finding a property and getting the keys.

You'll review documents, communicate with your lender, coordinate inspections, consider contract terms, and prepare for closing.

If you've never purchased a home before, that might sound like a lot.

But you don't need to have all the answers before getting started.

As a real estate agent with eXp Realty, my goal is to help buyers understand their options, ask the right questions, and feel informed throughout the process.

I believe buying a home should be a positive experience built on communication, transparency, and guidance that fits your individual needs.

And if you feel more comfortable discussing the process in Spanish, I'm happy to help with that, too.

Your First Home Starts With a Conversation

You don't need to have the perfect credit score, a complete wish list, or every detail figured out before asking questions about buying a home.

Sometimes the best first step is simply understanding where you stand and what options are available.

If you're considering purchasing your first home in Bloomington, Bedford, Ellettsville, or the surrounding Southern Indiana area, I'd love to help you get started.

Whether you're planning to buy soon or still figuring out your timeline, we can talk through your goals and take things one step at a time.
