Buyer's Guide

Buying a Home in Southern Indiana

From the first search to the day you get the keys, this is what the process actually looks like here — and where you get to slow down, ask questions and decide with someone local in your corner.

The Buying Process

What Actually Happens, Step by Step

Most buyers are told the short version: look, offer, close. Here is the longer one, in the order it really happens.

Every purchase is different, and nothing here is financial advice. Your lender and your closing team will confirm the numbers and the timing that apply to your situation.

  1. 01

Get Clear on What You Need

Before you open a single listing, sort out the things that actually shape a search: where you want to be, how much space you need now against how much you will need in a few years, and what you are willing to trade off. Write it down and be honest about which items are must-haves and which are nice-to-haves. That short list is what keeps you from falling for a house that does not fit your life.

  2. 02

Talk to a Lender and Get Pre-Approved

A lender reviews your income, debts and savings, then tells you what you qualify for and gives you an idea of the monthly payment that comes with it. Pre-approval is a lender's estimate, not a promise of a loan — the real answer comes after a full application and underwriting. Having it early means you shop with a working number instead of a guess.

  3. 03

Search With a Filter, Not a Wish List

Set your price range, area, bed and bath count, and let the results stay short enough that you can actually read them. Saving the search so it comes to you when something new fits beats refreshing listings all day. Expect to move the filters a few times as you learn what your budget really buys on each street.

  4. 04

    Tour Homes in Person

Photos hide a lot. Walk the floor plan, open the closets, check the water pressure and watch how the light moves through the rooms. Drive the street at a busy hour and again after dark. A house that looked perfect on a screen can feel completely different standing inside it.

  5. 05

    Make an Offer and Negotiate

An offer is more than a price: it includes your closing date, what you are asking the seller to cover, and any conditions you need in place. Monica walks you through what comparable homes in the area have sold for and helps you decide where to hold firm and where there is room to give. Nothing is binding until both sides sign.

  6. 06

    Inspection and Due Diligence

Once you are under contract, an inspector goes through the house and hands you a written report of what they found. This is your window to ask for repairs, revisit terms, or walk away if the problems are bigger than you want to take on. Read the whole report, not just the summary page at the front.

  7. 07

    Appraisal, Final Walkthrough and Closing

Your lender orders an appraisal to confirm the home's value supports the loan, and the file still has to clear underwriting before you are clear to close. Just before the signing you do a final walkthrough to confirm the home is in the condition you agreed on. Then you sign, the funds move, and the keys are yours — timelines vary by lender and contract, so keep your paperwork close by.

First-Time Buyers, Start Here

Your first purchase comes with a longer list of questions than any other — what you can afford, what the paperwork means, who pays for what, and how long any of it takes. None of that is a reason to guess your way through it.

The first-time buyer guide walks through the whole thing in plain language, from budgeting before you look to what happens at the closing table, so you arrive at each step already knowing what to expect.

Questions to Ask Before You Offer

Six things worth getting a straight answer to before you put anything in writing.

  • 1

How Long Has It Been on the Market?

Time on the market tells you how much room there may be on price and how much urgency the seller is actually feeling.

  • 2

What Does the Inspection Actually Cover?

A standard inspection is visual and not exhaustive, so ask which systems are included and whether anything like sewer, radon or pests needs a separate specialist.

  • 3

    What Stays With the House?

Appliances, fixtures, shelving and outdoor items are negotiable, so confirm in writing what the seller is leaving behind and what they are taking.

  • 4

How Much Cash Will I Need on Closing Day?

Beyond your down payment there are closing costs, prepaid items and moving expenses — ask your lender for a written estimate so the total is not a surprise.

  • 5

What Happens if the Appraisal Comes in Low?

If the appraisal lands under your offer price, you and the seller have to decide who covers the gap — so know your options before that conversation happens.

  • 6

    What Is My Walk-Away Point?

Decide in advance the price, the repairs and the condition that would make you step back, so you are deciding with a clear head rather than in the moment.
